If you run a business from a building, you have a legal duty of care for the people in it — and that includes the electrics. Commercial EICRs are how you meet it.

The duty of care

Under the Electricity at Work Regulations 1989, employers and building operators must keep electrical systems safe for staff, customers and visitors. In practice that means periodic inspection and testing, documented and kept up to date.

How often, and how it differs

Offices and shops are typically tested every 5 years; higher-risk environments like commercial kitchens and workshops more often. Commercial installations are usually larger and more complex than domestic ones, with three-phase supplies and many more circuits — so they are quoted individually rather than from a fixed band.
