An Electrical Installation Condition Report (EICR) is a formal assessment of the fixed electrical installation in a property — the wiring, sockets, consumer unit and everything hard-wired in. A qualified engineer inspects and tests it, then records the condition in a report.
The report tells you whether the installation is satisfactory or unsatisfactory for continued use, and flags anything that needs attention using standard observation codes (C1, C2, C3 and FI).
For landlords in England, an EICR is a legal requirement and must be renewed at least every five years. For homeowners, buyers and businesses, it is the clearest way to know your electrics are safe.
