There is no law forcing a homeowner to hold an EICR before selling. But whether you should get one is a different question — and the answer is usually yes.

Not required, but persuasive

A buyer’s survey will note that a property has electrics; it rarely confirms they are safe. A current, satisfactory EICR removes that unknown, reassures the buyer, and takes a common negotiating lever off the table before it appears.

When it matters most

If the wiring is visibly old, the consumer unit still uses rewirable fuses, or the property has been extended without clear certification, an EICR is worth having ready. It is far cheaper to know now than to have a buyer discover it during their survey and renegotiate.
