How Much Does an EICR Cost in London?
EICR pricing is driven by circuit count, not bedrooms. Here is how the numbers actually work.

The honest answer to what an EICR costs is: it depends on the size of the installation. And size means circuits, not bedrooms.
Why circuits, not bedrooms
Every circuit has to be isolated and tested individually. A compact flat with six circuits takes far less time than a large house with fourteen, regardless of how the estate agent counts the bedrooms. That is why we price by circuit count.
The typical bands
Small installations of up to six circuits start from £75. Most four- to six-bedroom homes and HMOs fall in the seven-to-twelve circuit band from £109.99. Larger or commercial installations get a fixed written quote.
The price you are quoted is the price you pay — VAT included, with no surprise add-ons on the day.
